Home Remodeling in Plano: A Checklist for Comparing Contractor Quotes
October 28, 2026 | Angelic Real Estate & Investments
Compare the scope, materials, responsibilities, and exclusions before you compare the bottom line.
Two proposals for a home remodel in Plano can describe the same room and still cover very different work. One may include cabinet installation but leave countertops, electrical changes, and painting to separate contractors. Another may allow for those items without identifying the actual products. The total alone cannot tell you which proposal fits your project.
Before choosing a contractor, build a written scope that lets you compare the same work. This checklist helps homeowners in Plano and the surrounding Dallas area prepare for that conversation.
1. Describe what needs to work better
Start with the problem you want the remodel to solve: a kitchen with too little storage, a bathroom that is difficult to use, or a floor plan that separates the family. List the must-haves separately from optional upgrades. Bring photos, approximate room dimensions, and any drawings you already have.
For a kitchen or whole-home remodel, identify whether appliances, plumbing fixtures, and walls will stay in place. Keeping a room's footprint is a different scope from moving a sink, changing appliance locations, or opening a wall.
2. Compare demolition and preparation
Ask each contractor to identify what will be removed, what will remain, and how the surrounding home will be protected. Include debris removal, floor protection, dust control, access to the work area, and cleanup. Clarify whether the proposal includes repairing the surfaces exposed by demolition.
A tile replacement quote, for example, should explain how the existing surface will be assessed and prepared. New finishes need an appropriate base; a material selection alone does not define the work underneath it.
3. Identify materials and allowances
A useful proposal distinguishes selected products from allowances. An allowance is a budget placeholder for something you have not finalized. Ask what quantity and level of product it covers, whether installation is included, and how a different selection will change the price.
For cabinets, compare construction, dimensions, hardware, finish, and installation. For countertops, clarify fabrication, cutouts, edge details, and backsplash work. For a bathroom renovation, discuss the shower assembly, waterproofing approach, tile layout, drainage, ventilation, and fixture selections together.
4. Assign responsibility for design and coordination
Write down who prepares drawings, verifies field measurements, coordinates engineering when needed, and handles the approvals and inspections applicable to the proposed work. Ask who supervises each trade and who your main contact will be.
If the project changes walls or adds space, discuss that early rather than treating it as a finish upgrade. Our home addition services address larger changes that may need a different planning process from remodeling within existing rooms.
5. Ask what can change the schedule
Separate a proposed construction duration from a confirmed start date. Ask which selections must be complete first and whether cabinets, windows, fixtures, or other long-lead items need to arrive before demolition. Discuss how inspections, owner selections, and discoveries behind walls will be communicated.
Also plan for daily life. Will you have a usable kitchen or bathroom during the work? Where can deliveries be stored? How will the crew secure the home at the end of each day? These decisions help make a proposal workable for your household.
6. Read the exclusions and change-order process
Ask for a clear list of exclusions and assumptions. Existing moisture damage, outdated wiring, or conditions concealed behind finishes can affect a remodel once exposed. The proposal should explain how additional work is documented, priced, and approved before proceeding.
Compare payment milestones, responsibility for owner-supplied products, warranty terms, and the process for final walkthrough items. If two proposals differ sharply, ask each contractor to explain the scope difference before assuming the lower total is a saving.
